Survey

Your mortgage application will include a Valuation Survey, but it only gives limited information. Since sellers aren't required to disclose defects, we recommend getting a more detailed survey.

Searches

We'll handle all the necessary searches, including ones with the local authorities and planning offices related to the property.

Deposit

If you're selling one house to buy another, we can usually use the deposit from the sale for your new purchase. However, if you're upgrading or are a First Time Buyer, you might need to put in extra funds.

Exchange of Contracts

Once both you and the seller have signed the contracts, they'll be exchanged between solicitors. We'll transfer your deposit to the seller's solicitor for the house you're buying.

Completion Date

When contracts are exchanged, we'll also agree on a completion date. This is when the remaining purchase money is paid, and the property officially becomes yours.

Post Completion

Following completion, we will take care of registering the property into your name, and if necessary, add the name of your new Lender.  After we have completed the registration process, we will provide you with a copy of the title to your new property.
